My journey has taken me from being a restaurateur in Fresno to a lasting career in real estate and a new chapter in San Diego. Along the way, the relationships I've built have remained the most meaningful part of my work. I'm Santo Caracciolo, and for more than 24 years, I've brought that personal commitment to helping people buy and sell homes.

As a former owner of Peppino's Italian Cuisine in Fresno, where I also spent 12 years as Director of Marketing and Sales, I learned how much the small details matter. Listening, remembering someone's preferences, and following through all contribute to earning trust. Owning a business also meant taking responsibility, solving problems, and showing up when people needed me. Those experiences continue to shape how I care for my real estate clients.

Fresno holds an important place in my personal and professional story. During nearly two decades with Guarantee Real Estate, part of HomeServices of America, I helped clients navigate changing markets and significant life decisions. I built my business through consistent effort, personal service, and the confidence clients placed in me.

My own move to San Diego added another meaningful chapter. After years of helping others relocate, I experienced firsthand the decisions involved in establishing a home in a new city and community. That experience gives me a personal connection to clients making a similar transition. Finding the right property goes hand in hand with finding a place where daily life feels comfortable and familiar.

Throughout my real estate career, I've represented buyers and sellers of single-family homes, luxury residences, and multifamily investment properties, including duplexes, fourplexes, and six-unit apartment buildings. My experience also includes representing both buyer and seller in the same transaction, where careful communication and attention to each client's interests are essential.

For sellers, I bring thoughtful pricing, careful preparation, and marketing that highlights a property's distinctive qualities. For buyers, I help evaluate value, condition, and how a property fits their priorities. My experience in negotiation and transaction coordination helps me anticipate obstacles and guide clients through the details with clear communication.

Today, I'm proud to serve clients in San Diego and Fresno through Berkshire Hathaway HomeServices California Properties La Jolla. I also speak fluent Italian and welcome the opportunity to assist Italian-speaking clients.
